Absolutely not. One of RockOcean's main values is allowing distant owners to manage their property without having to worry about anything. Our founders live on the island 365 days a year and we are operational on weekends and public holidays too. Everything happens remotely for you.
Our system analyses in real time the demand in your area, competitor prices, seasonality, local events and the occupancy rate of previous weeks. It automatically updates rates every day to maximise both occupancy and revenue per night. On average, dynamic pricing leads to a 20–40% revenue increase compared to fixed rates.
Yes, support for the Vivienda Vacacional licence is included in our property management service. If you don't yet have the VV licence, we can guide you through the bureaucratic process — we manage all the documentation in Spanish on your behalf. Average time to obtain the licence is 30–90 days. We can start the property onboarding in parallel.
Every booking includes damage coverage through platform guarantees (Airbnb AirCover, Booking.com Guest Damage Protection) and our mandatory public liability insurance. A photographic inspection of the property is carried out before each check-in. In case of damage, we handle the entire reimbursement procedure with the platform.
We list on all major OTAs: Airbnb, Booking.com, VRBO/HomeAway and our direct booking website. Direct bookings allow us to avoid platform commissions and therefore increase the net margin for you. We also manage direct bookings via WhatsApp for returning guests.
Of course. Your property remains yours. You can block any dates you want for personal use — directly from the owner dashboard or by writing to us on WhatsApp. We only ask that you let us know with reasonable notice (ideally 2 weeks) to avoid bookings already confirmed for those dates.
Payments are credited monthly to your bank account. Each month you receive a detailed report with all bookings, gross revenues, deducted expenses (cleaning, platform commissions, our commission) and net credited. Everything transparent, everything documented.
Yes. We can start the VV licence process and, in parallel, prepare the property for launch (photos, listings, setup). As soon as the licence is issued, we immediately start taking bookings. For mid-term rentals (over 30 days) the VV licence is not mandatory, so we can still generate revenue while waiting.
The service includes: complete listing management on all OTAs, AI dynamic pricing, guest communications (pre/during/post), cleaning coordination, regular inspections, monthly reporting, 24/7 emergency management and access to the owner dashboard. Cleaning costs (payment to cleaners) are separate and deducted from revenues at actual cost — we don't mark them up.
